The list of NOCs and procedures for starting construction is long, not to mention the building aspect!

Making paperwork takes longer than building a real slab! Yes, it takes 7 to 15 days to manufacture panels using MIVAN technology, but it takes longer to get basic approval or NOC.

No. 1:

Intimation of Disapproval (IOD)

It is the first development approval granted by the authority which qualifies the builder to prompt the process of vacating the existing structure and then destroying the same. This approval is granted to the builder only if the laid down conditions are complied with however if the conditions are not complied with then the permission stands disapproved.

No. 2:

Commencement Certificate (CC)

It is the development authorisation granted by the authority which qualifies the builder to initiate construction! This is generally given out in parts. For example, for a 10-floor building, the first CC may be given to the plinth level, then the next CC may be issued to the 5th floor, and then the next for till the 10th floor.

 

No.3:

Occupancy Certificate (0C)

Final approval documenting the construction phase, certifying that the building is built as per the sanctioned plans and is now fit for occupancy along with habitable utilities such as electricity and water: Possession without the 0C is believed unlawful by municipal authorities!
