Morgan Stanley Advantage Services Private Limited has secured one of Mumbai's largest office rental agreements, leasing a substantial 1 million square feet of office space for a duration exceeding nine years. The monthly rent for the property begins at ₹15.96 crore, according to property registration documents obtained via the real estate data analytics platform Propstack. The leased space, which covers 16 floors, is located within the Oberoi Commerze III building in Oberoi Garden City, situated in the Goregaon East suburb of Mumbai.
In total, the chargeable area amounts to 10.01 lakh square feet. The property deal was officially registered on 28 August 2024, with Oberoi Realty Limited named as the lessor. The agreement also included a stamp duty fee of ₹1.97 crore and a security deposit of ₹104.9 crore, as per the documents.
Back in 2020, Morgan Stanley had announced plans to consolidate its Mumbai-based Global In-house Centre (GIC) operations into a single campus, selecting Oberoi Realty’s Commerze III for this purpose. Previously, the firm’s GIC operations in Mumbai were dispersed across three different locations.
Commerze III, a Grade A commercial building, covers a total area of 2.3 million square feet and is part of the International Business Park within Oberoi Garden City. The 51-storey structure is equipped with 52 lifts and offers three levels of basement parking.
